Queensland's RTA requires you to return the property in the same condition as at the start of your tenancy — fair wear and tear excepted. In practice, that means passing a final inspection with your property manager.
This checklist is what we actually use when we do bond cleans professionally. Select your property layout below, tick off as you go, add notes, and print or email a copy at the end.
Configure each room — ensuites are linked to their bedroom so the checklist follows your cleaning order.

The number one item agents flag at final inspection. Buy a quality oven cleaner (Easy-Off or similar), apply it, leave it overnight, and come back in the morning. The inner door glass pane is often removable — take it out and clean it properly. Racks and trays need soaking.
Most QLD leases require professional carpet steam cleaning regardless of the carpet's condition. Even if your carpets look fine, check your lease. If it's in there, you need a receipt. This is one of the most disputed items at bond lodgement.
Under the QLD RTA, you are not responsible for fair wear and tear. A small furniture scuff after two years isn't your problem. A hole in a wall is. Faded carpet from foot traffic is fine. Burn marks and pet stains are not. If it was already damaged at move-in and it's on your entry condition report, you're covered.
Check your lease for a flea and tick treatment clause. You need a certificate from a licensed pest technician — not a supermarket flea bomb. Without the certificate at handover, expect a bond deduction.
If you and your agent can't agree on deductions, the RTA offers a free dispute resolution service at rta.qld.gov.au. Keep every receipt, every photo, and your entry condition report.
A CleanBond bond clean starts at $800 for a 3 bed / 2 bath, includes professional carpet steam clean, and is backed by our 7-day real estate guarantee. If your agent flags anything, we come back free.
